Electrical Installation Condition Report
Full inspection and test of the fixed wiring, consumer unit, earthing and bonding by a qualified electrician, with every observation coded and explained.
Remedial works
C1 and C2 items quoted at the same time as the report, and any FI investigation booked, so the work can be authorised and done inside the 28-day window. A new, satisfactory EICR is issued on completion.
Consumer unit replacements
Upgrades to current-edition boards with RCD protection, including the certification and Building Regulations notification through our NAPIT registration.
Certification for other works
Electrical Installation Certificates and Minor Works Certificates for new circuits, alterations and additions, filed against the property.
Alarm check on every visit
Smoke and carbon monoxide alarms checked and reported on each time we attend — a dated record for your file, separate from the EICR.
Portfolio renewal tracking
We log expiry dates for the properties we test and prompt you before they fall due, so renewals are planned rather than chased.
Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020. Summary correct at October 2026 — always check current guidance.
- Every five years. An EICR by a qualified and competent person at least every five years, or sooner where the previous report specifies.
- 28 days to share it. A copy to existing tenants within 28 days, to new tenants before they move in, to prospective tenants on request, and to the local authority within seven days if they ask.
- 28 days to fix it. Where the report calls for remedial work (C1 or C2) or further investigation (FI), it must be completed within 28 days (or sooner if the report says so), with written confirmation to the tenant and the council within a further 28 days.
- Penalties. Local authorities can impose financial penalties of up to £30,000 for breaches.
Consistent coding
We code to NAPIT’s published guidance and apply it the same way on every job — for example, circuits that need RCD protection and don’t have it are a C2, whichever engineer attends. No pass from one and fail from another.
Two regulatory cycles behind us
We tested across our clients’ portfolios through the first PRS deadline in 2020–21 and again in 2025–26, so our booking and reporting process has been proven at scale.
One team for the fix
Remedials, consumer units and alarms are done by the same company that found the issue — no second contractor, no re-survey, one invoice.
What do C1, C2, C3 and FI mean?
C1 is danger present — made safe before the engineer leaves. C2 is potentially dangerous and must be put right. Either of those makes the report unsatisfactory. FI means further investigation is required without delay; since the 2022 amendment to BS 7671 an FI on its own no longer automatically makes the report unsatisfactory, but the investigation still has to be carried out and recorded. C3 is a recommendation only.
Does the tenant need to be in?
No. We can collect keys from the branch (or use a key safe) and attend without the tenant, as long as they know the power will be off for part of the visit. If they would rather be there, that is fine too — our bookings team arranges whichever suits.
How long does an EICR take?
Typically two to three hours for a flat or a three-bedroom house. Larger or older properties, or those with multiple consumer units, take longer.
What happens if the report is unsatisfactory?
We send the priced remedial quote with the report. Once you authorise it, we book the work and carry it out within the 28-day window. On completion we issue a new, satisfactory EICR together with the certificate for the remedial work — so your file holds one clean, current report rather than an unsatisfactory one plus a repair note — and the confirmation the regulations require.
Do you send the report to the tenant?
We issue it to you as the instructing agent or landlord, formatted so it can be forwarded straight on. If you would like us to send a copy to the tenant as well, say so when booking.
Can you manage renewal dates across a portfolio?
Yes. For properties we test, we record the next-due date and prompt you ahead of it. For a portfolio we have not tested before, send us the list and we will schedule the backlog in a sensible order.
