Landlord Gas Safety Record
The annual check of every gas appliance, flue and pipework the landlord provides, recorded on the LGSR (still known as the CP12) and issued electronically.
Boiler servicing
A full service at the same visit as the safety check where you want one — the safety check alone is not a service, and a serviced boiler breaks down less.
Breakdowns and repairs
Fault finding and repair on boilers, controls and appliances, prioritised when a tenant has no heating or hot water.
Boiler replacements
A-rated replacement boilers with modern controls, specified for the property and tenant rather than the cheapest unit available.
Appliance checks
Hobs, cookers and gas fires checked and recorded alongside the boiler, with unsafe appliances dealt with on the spot in line with the industry procedure.
Alarm check on every visit
Carbon monoxide and smoke alarms tested and reported on each time we attend, meeting the alarm regulations and giving you a dated record.
Gas Safety (Installation and Use) Regulations 1998 (as amended 2018); Smoke and Carbon Monoxide Alarm (England) Regulations 2015, as amended 2022. Summary correct at October 2026.
- Every 12 months. An annual gas safety check of every gas appliance and flue the landlord provides, by a Gas Safe registered engineer.
- The renewal window. A check carried out in the two months before the current record’s expiry can keep the same expiry date for the next record — so renewals can be booked early without losing time.
- 28 days to share it. A copy to existing tenants within 28 days of the check, and to new tenants before they move in. Records must be kept for two years.
- Alarms. A carbon monoxide alarm is required in any room with a fixed combustion appliance (gas cookers excepted), and must be repaired or replaced as soon as a fault is reported.
Renewals that don’t slip
We book inside the renewal window, so the certificate date is held year to year and nothing falls due unexpectedly.
Service and safety together
A safety check and a boiler service in one visit means one access arrangement for the tenant and fewer breakdown calls later in the year.
Heating and electrics on one team
When a fault turns out to be electrical, or a boiler replacement needs a new supply or controls wiring, our electricians handle it without a second contractor.
Can you do the check early without losing the expiry date?
Yes. Under the renewal rules, a check carried out in the two months before the current record expires can carry the original expiry date forward. We aim to book in that window as standard.
Is a gas safety check the same as a boiler service?
No. The safety check confirms the appliance is safe to use; a service cleans and adjusts it so it runs efficiently and reliably. We can do both at the same visit.
What if the tenant will not give access?
Keep a record of each attempt — we provide dated confirmation of ours — and keep trying. The regulations expect the landlord to take all reasonable steps. We will rebook as many times as needed and tell you each time.
What happens if an appliance is unsafe?
The engineer classifies it as Immediately Dangerous or At Risk under the industry procedure, makes it safe (with the tenant’s permission, disconnecting it if necessary), labels it and records the action. You receive a quote for the repair or replacement the same day.
Do you replace boilers?
Yes — A-rated boilers with modern controls, specified for the property. Replacement is often the right call where repairs are recurring, and the new controls help the EPC rating as well.
Do you cover LPG or oil?
Our engineers are registered for natural gas. Tell us if the property is on LPG and we will confirm whether we can cover it before booking.
